IN A NUTSHELL

The entrance of the building is made via the Reception area.

For your safety - you will be asked to place your finger on the biometric reader to access entering and leaving the building.

My 40m2 Studio/Condo is situated on the 7th floor of this building, has the most magnificent, uninterrupted, breathtaking view of 3 mountain ranges - Table Mountain, Lions Head & Signal Hill.

It has an open-plan kitchen, lounge and dining room with FREE high-speed wifi.

Your minimum stay on a Daily basis is 3 nights.
According to the Body Corporate Rules only a maximum of 2 people are allowed.


The BEDROOM consists of :
A double bed with 2 sets of fresh linen
2 Bedside tables, lamps & rugs
His & hers built-in wardrobe with hanging and packing space.

The LOUNGE consists of :
A 2-seater brown leather couch
A Fluffy throw & cushions
A Flat-screen HD LED Tv, radio, CD & video player
2 Cane chairs with cushions
A Coffee table
A Carpet.

The DININGROOM consists of :
A 4-seater wood/glass dining table
2 highback chairs & 2 benches
A Small carpet.

The BATHROOM consists of :
A walk-in shower
A Toilet, mirror, washbasin, hairdryer & 2 toothbrush holders
A Fluffy soft bathroom rug
A Laundry basket and magazine holder
A Set of towels.

The KITCHEN consists of :
A modern built-in kitchen with granite counter top
A Fridge, microwave, kettle, toaster
It is fully-equipped with all utensils needed.
A Broom cupboard with cleaning utensils etc.

PARKING BAY :
You will have an exclusive parking bay behind a remote-controlled gate, number 18.

REQUIREMENTS :
I do not accept Credit cards, Debit cards or Cheques - Only cash or bank transfers.

DAILY::
1  The Daily rate is R1000,00 (Pds60 - Euro69 - $77) per day.  In order to secure your booking at my awesome studio apartment - 50% of the total cost together with the Security Deposit of R2000 (Pds121 - Euros155) is required.

2  One week prior to your arrival, you will be reminded via email of your final payment of the 50% balance due.

3  A copy of your ID or passport.

MONTHLY::
1  The Monthly rate is R10000,00 per month.  A deposit of R10000,00 (Pds1204 - Euros1382 - $1545) is required immediately in order to secure your booking.

2  An agreement will be forwarded to you for signature.

ON ARRIVAL DATE:
I will personally welcome you at the Reception area of the apartment.  I will take you up to the studio apartment, show you around and hand you the keys etc.


ON VACATING THE PREMISES:
1  After inspection of the studio apartment on the last day of your stay, your Security Deposit will be refunded to you, less breakages, if any.

2  Should there be extensive cleaning needed, a cleaning fee of R200,00 will be deducted from your Security Deposit.

3  If your keys are lost or any other damages done to the apartment, you will be held accountable for the replacement thereof or an equivalent price deducted from your Security Deposit.

4  You will forfeit your Security Deposit, should you not take occupation, and/or for whatever reason, you do not stay for your required time as per your Booking Form.

Cancellation Policy:

Should you cancel your booking ...
15 – 30 Days prior to Arrival – 50% of your deposit will be deducted.
7 – 14 Days prior to Arrival – 75% of your deposit will be deducted.
Within 7 days of Arrival – no deposit will be handed to you.

General:

The apartment is not serviced.

Wifi is included and electricity, prepaid via the Prepaid meter.

INDEMNITY:

The Owner shall not be liable for, and the guest/s waive/s and abandon/s any claims of whatever nature including but not limited to that for theft, injury, loss or damage of whatever nature, against the Owner, whether arising from the Owner's default, negligence or otherwise.  Guests in addition to the aforesaid, hereby indemnify the Owner against any claims which may arise from whatever nature, whether arising from the proprietor's default, negligence or otherwise.
